Ask ten agents where their business comes from and most will say "referrals and my sphere." That's wonderful — until the market shifts, the phone goes quiet, and there's nothing in the pipeline. A great business isn't built on hope. It's built on lead sources you can turn up on demand.
The difference between a source and a hope
A real lead source has two qualities: it's predictable and it's controllable. Referrals are predictable over years but you can't switch them on this Tuesday because you need three deals. The sources you control — the ones you can dial up when you need more business — are what carry you through every market.
Pick one. Master it. Then add another.
The fatal error is trying to do all of them at once: a little Instagram, a few open houses, some cold calls, a postcard here and there. Spread that thin and nothing compounds. Instead, choose one controllable source and go deep until it works:
- Content / social media — attention you build once and keep earning from.
- Paid lead generation — the fastest to scale if your follow-up is dialed in.
- Open houses — still one of the best free sources of motivated buyers and future sellers.
- Direct prospecting — the most reliable, least crowded, and least loved.
Leads don't make money — follow-up does
This is the part nobody wants to hear. The agent who follows up 10 times will out-earn the more talented agent who quits after two. Most leads aren't ready the day they raise their hand. The money is in the eighth, tenth, twelfth touch — which is exactly why you need a simple CRM and a follow-up sequence so nobody slips through the cracks.
Lead generation gets you in the game. Follow-up is how you win it.
So before you chase a new shiny source, ask the honest question: are you actually working the leads you already have? Fix the follow-up first. Then turn up the volume.
